This is the city council’s flagship regeneration project to deliver a transformational and dynamic urban mixed-use district at the heart of the city centre.


Delivery partner Genr8 have already completed phases 1 and 2 which offer a total of c210,000 sq ft of Grade A offices in 1 & 2 Smithfield. Phase 2, completed in 2020, comprised of Clayworks, a city living concept and first of its kind in Stoke-on-Trent, with 151 studio, one and two bedroom apartments for private rental and a 140-bedroom Hilton Garden Inn hotel owned and operated by Genr8.


In 2021 Genr8 launched its managed workspace concept Smithfield Works. Over 11,000 sq ft of office accommodation across three ground floor spaces within Smithfield that can be rented on a completely flexible and ‘everything included’ basis. December 2022, Genr8 completed a 730-space multi-storey car park to service the growing demand for parking at Smithfield.


Smithfield benefits from having outline planning permission for circa 190,000 sq ft of additional grade A office accommodation, 65,000 sq ft of which has detailed planning permission at 3 Smithfield, along with detailed planning permission for Clayworks phase 2 comprising circa 148 apartments.
